Project Scope: Built in 1988, ICORR International Properties’ One Sarasota Tower is an iconic landmark of Sarasota’s downtown skyline. In 2011 the building needed major infrastructure upgrades as the building’s mechanical systems were at the end of their useful lives and were highly inefficient.

Engaging the services of Hill York’s Energy Solutions Group, ICORR implemented a three-phase infrastructure improvement plan that began with advanced building controls and evolved over a two-year period to include the design and installation of state-of-the-art, premium chilled water systems. All 3 phases were designed to increase energy efficiency and tenant comfort and reduce operating costs. The final phase of the program was a complete retrofit of the building’s Variable Air Volume (VAV) controls, allowing access and control of the system from all over the world via any Web-enabled device. Through Hill York’s Energy Services Agreement, energy engineers monitor building performance on an ongoing basis, making recommendations that spark additional improvements, cost reductions and efficiency gains over the long haul.

The results have been astounding. ICORR has seen 30 consecutive months of cost reductions on their utility bills. The building’s overall energy consumption is down by an annual average of 34% and the decrease in greenhouse gas emissions is equivalent to removing 181 passenger vehicles from Sarasota roads each year. What’s more, the 1st phase of the project reduced existing operating expenses, self funding the program in only 2.2 years and the entire project is projected to generate an additional one million dollars in positive cash flow over the equipment’s lifecycle, thanks in part to the Energy Services Agreement’s continuous enhancements.

Most notably, ICORR Properties International’s Partnership with Hill York’s Energy Solutions Group Earned the EPA’s ENERGY STAR® Certification for One Sarasota Tower. The prestigious designation signifies that the building performs in the top 25 percent of similar facilities nationwide for energy efficiency. The honor marks just the third commercial office building in Sarasota with ENERGY STAR® certification, culminating a team effort toward building a sustainable future for the facility, the community and the environment.

Praised as an outstanding example of co-authored energy solutions, the program was self-funding and delivered tremendous life cycle benefits. Hill York’s work in One Sarasota Tower has been featured in local business journals and national industry and energy publications.
