FORT LAUDERDALE, FL – As commercial property owners grapple with rising energy costs, Hill York – Florida’s oldest and largest air conditioning company — is launching a new Performance Management Division and introducing hygreen (Hill York Green) technology solutions to tackle the problem.

“This summer’s FPL rate increase, the first of three planned, makes it crucial for owners of existing and new commercial properties to optimize their buildings’ systems and use less energy,” said Jeff Phillabaum, president, Hill York. “Since 50 percent of the cost of owning a building is directly associated with operating costs, energy efficiency is critically important for meeting financial objectives.

“By achieving ongoing peak performance of HVAC systems, owners can offset cost increases by reducing energy use by 10 to 15 percent,” he said. “Hill York decided two years ago to invest in the research, specialized training and technology to meet the increasing demand for green building and environmental energy conservation solutions.”

Since introducing air conditioning to half of Miami Beach’s luxury hotels in the 1940s-50s, Hill York has stayed at the forefront of the state’s commercial air conditioning industry by anticipating market needs. With 2007 revenues of $84 million, the firm founded in 1936 built its business by delivering a continuum of design, construction, service, maintenance and replacement of HVAC systems for complex, high rise facilities.

Now, as hospitals, life science research labs, university, and other commercial facilities seek “green” solutions to control energy costs and meet stringent indoor air quality standards, Hill York has expanded its turn-key approach with sophisticated tools for the fast-growing energy performance market.

Hill York’s new Performance Management Division and hygreen solutions address the “next wave” of cost and energy savings opportunities. “Building a ‘green’ structure is not enough – it has to run green,” Phillabaum explained. “Hill York’s Building Oversight Management team fine tunes systems to accomplish that, by capitalizing on energy management systems that continually monitor and analyze energy usage in buildings,” he added. “New technologies make this approach practical for a wider range of existing and new buildings.”

Hill York is the Florida licensee for Utilivisor, the technology fueling the company’s Building Oversight Management. Proven to reduce energy use by 10 to 15% in major healthcare and commercial facilities nationally, Utilivisor is a real-time webbased tool that allows Hill York’s team to monitor, analyze and “tune” the efficiency of a building’s HVAC operating systems on a 24/7 basis. This meets the intent of the LEED credits for M & V and tenant sub metering.

Phillabaum said the firm uses data from the last two years of energy use to model potential savings. “We advise clients to consider the Utilivisor technology only if they can expect to recover their investment within two years,” he added.

For hospitals, research laboratories and other sensitive indoor environments, Hill York offers Optinet technology. This technology is the backbone of a multi-parameter demand control ventilation strategy.
