Our detailed facility efficiency assessment at Express Scripts’ call center revealed abnormally high humidity levels that peaked in winter, indicating frequent short-cycling and inefficiency. The extreme humidity issues were also contributing to a decline in worker productivity.

Through a financial analysis, we demonstrated that switching to a chilled water system would produce utility savings of $71,000 a year. Even more impressive, the value of increased employee productivity resulting from a more comfortable working environment far surpassed the energy savings.

Our recommended central chilled water solution and energy-smart ventilation system reduces cooling loads. The chiller plant recaptures condensate, recirculating it rather than sending it down the drain. Web-accessible control allows remote monitoring and management. We completed the project with no interruption to day-to-day operations.

Now, humidity levels that once hovered around 70 percent at the call center are below 50 percent and employee productivity has rebounded. Through an Energy Services Agreement, building performance continues to be monitored for additional efficiency benefits and cost reductions.

This project has become a springboard for sustainable success, including ENERGY STAR™ benchmarking and LEED certification of Express Scripts’ facilities nationwide.

Client Objectives

The HVAC equipment at Express Scripts’ call center was near the end of its life cycle and problems were mounting. More frequent breakdowns and repairs had become the norm, and unusually high humidity and hot and cold spots throughout the facility were causing a crisis in comfort and employee productivity. ExpressScripts needed us to replace their aging HVAC units.

  • Convert the system from decentralized, air-cooled application to a central chilled water application
  • Upgrade to a 200-ton water-cooled plant
  • Install air handling units with complete variable capacity
  • Install an energy smart ventilation system to reduce cooling loads
  • Install a web-accessible HVAC control system that allows remote monitoring and management
